How we can help
A failing chimney funnels water straight into the middle of your house. We repoint, re-flaunch and re-flash chimneys so they're weathertight again. Where a stack is redundant and past saving, we can take it down safely and make good the roof.
A chimney is the most exposed part of any roof, taking weather from all four sides, and it relies on lead flashing staying intact where it meets the roofline. Dumfries & Galloway has no shortage of traditional stone and brick chimney stacks, many original to houses built well over a century ago, and a lot of what we do is straightforward maintenance, repointing and flaunching, that gets left too long until water's already tracking down inside the stack.
What’s covered
A chimney takes weather from all four sides, and when it starts letting water in it puts it straight into the middle of the house rather than out at the edge. Most of what we do up there is maintenance that's been left a bit too long.
Repointing and rebuilding
Crumbling mortar raked out and repointed, and stacks taken down and rebuilt from a sound course upwards where they're past repointing. If a stack is leaning or unstable we'll tell you straight whether it's worth saving.
Flaunching, pots and cowls
The flaunching is the mortar bed round the base of the pots that sheds water off the top of the stack. Once it cracks, water runs straight down inside the chimney, and it's a cheap repair caught early and an expensive one left. Cracked or loose pots replaced, and cowls fitted to keep rain and birds out of an unused flue.
Lead flashing at the roofline
New lead where the stack meets the roof. That junction is where most chimney leaks actually begin, not in the brickwork itself, and it's the part that gets skimped on most often.
Redundant stacks that aren't worth saving can be taken down safely and the roof made good over the top. Scaffold or tower access is arranged by us as part of the job, so you're not chasing it separately.

- Water stains on the ceiling or wall near the chimney breast
- Crumbling mortar between the bricks of the stack
- Cracked or missing flaunching around the base of the chimney pots
- Damp patches appearing in the loft where the chimney passes through
- Chimney pots that are cracked, loose or missing a cowl
- A leaning or visibly unstable stack
