How we can help
When a roof covering has deteriorated extensively, or repeated repairs are no longer a practical solution, a full re-roof may be the most suitable option.
We assess the existing roof, discuss the available options and recommend an approach based on its condition, construction and your requirements.
Some components can only be examined properly once the existing covering has been removed. We explain at the outset how any additional work would be handled, so you know what to expect before the project begins.
What’s covered
A re-roof involves removing the existing covering and rebuilding the roof to an agreed specification. Each stage is set out in your quotation before work begins.
Assessment and quotation
We assess the existing roof covering, the roofline and any visible areas of concern. Where access allows, we also check the loft space for signs of water ingress, damaged timbers, the condition of the sarking boards and other issues that may affect the project.
Your quotation sets out the agreed scope of work, the proposed materials and the associated roofing components.
Stripping the existing roof
We remove the existing slates or tiles, together with the old battens and underlay, down to the timber framework. This allows the roof structure, rafters and underlying sarking boards to be examined closely for any hidden rot or structural decay.
If we find defective sarking boards or structural timber issues that could not reasonably have been assessed beforehand, we’ll explain what we’ve found, discuss the remedial work and agree any additional cost with you before proceeding.
Underlay, battens and new covering
Where required, new treated timber sarking boards are installed or repaired to ensure a solid structural base. We then lay a high-performance breathable roofing membrane and fresh treated timber battens to suit the roof design, before fitting natural slate or roof tiles to the agreed specification.
Ridges, verges, valleys, abutments and other junctions are completed using modern dry-fix systems, such as dry ridge and dry verge, or traditional mortar detailing. Adequate roof ventilation is built into the specification to help manage moisture and condensation within the roof space.
Flashings and roofline
Lead flashings and other critical roof junctions are fully renewed or upgraded as part of the works. Where required, guttering, fascias, soffits and other roofline components can be replaced or upgraded within the same quotation while scaffolding access is already in place.
If additional work is needed once the roof is opened up, nothing proceeds until the findings, the options and the cost have been agreed with you.
Signs you may need a new roof
A roof’s age alone doesn’t determine whether it needs replacing. We consider its overall condition, the extent of deterioration and whether repairs remain practical. Signs that a full re-roof may be worth considering include:
- Widespread deterioration of slates or tiles
- Repeated leaks despite previous repairs
- Extensive damage to roof coverings, battens or underlay
- Recurring water ingress affecting the roof structure
- Multiple areas requiring significant repair work
- Planned renovations involving substantial changes to the roof

Sometimes. Sound natural slates can often be salvaged and refixed, with any shortfall made up using matching new or reclaimed slate. We’ll assess their condition and tell you whether reuse is realistic for your roof.
It depends on the property, its surroundings and your budget. Natural slate suits many traditional stone-built homes across the region, while roof tiles can be a cost-effective choice for many other properties. We’ll recommend what suits your roof rather than simply the most expensive option.
Yes. Scaffolding and any other access equipment needed for the work are included in your quotation, so there are no separate charges added later.

Like-for-like re-roofing doesn’t usually need planning permission. Listed buildings, conservation areas, or changes to the roof’s shape or materials may need consent from your local council. We’ll flag anything that should be checked before work starts, although obtaining any consents remains the property owner’s responsibility.
