Flat roofs have moved on. A properly installed modern system will outlast several of the old felt roofs it replaces. We install EPDM rubber, GRP fibreglass and high-performance felt, and we'll recommend whichever actually suits your roof rather than whatever's easiest.
Most flat roof failures we see aren't really about the material, they're about ponding water sitting on an old felt roof that was never given enough fall to drain properly in the first place. When we replace a flat roof we address the fall as well as the covering, and it's usually a sensible point to upgrade the insulation underneath too, since building standards have moved on a lot since most existing flat roofs were laid.

Flat roofs have moved on a long way. A modern system laid properly will see out several of the old felt roofs it replaces, and which one suits you depends on your roof rather than on what's quickest for us to fit.
Choosing the right system
EPDM rubber goes down as a single seamless sheet with no joins to split later, which is why it's usually our first suggestion for extensions and garages. GRP fibreglass cures hard and walkable, so it's the one to have if anyone's actually going to stand on the roof. Torch-on felt is still sensible money on a smaller roof and is nothing like the felt it replaces.
Sorting the fall, not just the covering
Most flat roof failures aren't really about the material. They're about water sitting on a roof that was never given enough fall to drain in the first place. We deal with that when we recover a roof, otherwise you've paid for a new covering with the old problem still sat underneath it.
Insulation while the roof is open
Building standards have moved on considerably since most existing flat roofs were laid. With the roof already stripped, it's the cheap moment to bring the insulation up to current standards, and a much dearer job if you decide to do it separately later.

Signs you need this
Flat roofs tell you they're going long before they leak. If you can see any of this from an upstairs window, it's time:
- Ponding water that hasn't drained away 48 hours after rain
- Bubbles or blisters in the surface of an old felt roof
- Cracking or splitting felt, especially around edges and upstands
- Water staining on the ceiling directly below a flat roof section
- A felt roof that's more than 15-20 years old
- Gaps or daylight where the flat roof meets a wall or window
